The Alexander – Multi-family, Mixed-use Development – Marana 2021

Perry Engineering and Developer Sears Financial Corporation have teamed…again – a new multi-family, mixed-use development called The Alexander is coming to Marana in 2021!

At the Town of Marana Planning Commission meeting on June 24th, preliminary plans for the new multi-family, mixed-use development were recommended for approval. Specifically, our project team requested to rezone approximately 10.75 acres at the southwest corner of Aerie Drive and Thornydale Road from Neighborhood Commercial to Specific Plan.

The Alexander is expected to include a high-density multi-family, modern development on the western seven-acre portion of the project site, while two acres on the eastern part of the site will be reserved for a potential future phase of commercial development and/or additional residential. Additionally, a portion of the southern property boundary will be dedicated to Pima County for the installation of bank protection and the planned extension of the Cañada Del Oro River Park along the north bank of the wash. Several buildings of The Alexander will be oriented toward the Cañada Del Oro Wash to maximize scenic and recreational use of this vital wash/riparian area and river path amenity. In addition, The Alexander hopes to maximize the spectacular views of Sombrero Peak and the Tucson Mountains to the west and those of Pusch Ridge and the Catalinas to the east of the site.

It is anticipated The Alexander will house approximately 250 units in multiple four-story buildings. Units will be a mix of one-, two-, and three-bedroom units. On-site parking ranges from 490 to 525 spaces and on-site amenities are expected to include a pool/spa, fitness and business center, children’s play area, multiple courtyards, barbeques, ramadas, storage units, garages, and a dog park. In addition, a project goal is to maximize pedestrian connectivity to the Cañada Del Oro River Park by providing an internal north-south connector trail along the eastern property boundary connecting the planned extension of the River Park to the existing sidewalks located on Aerie Drive and Thornydale Road. The connector trail will provide safe access for users of the Cañada Del Oro River Park and The Loop.

Project team members include Way Architects as the design firm, The Planning Center as the land planner, and Tofel Dent Construction as the general contractor.

Construction is expected to commence the first quarter of 2021.

The Alexander
